About
Actual property sale prices in Serbia
Cene Nekretnina shows what property in Serbia really sold for — not asking prices from listings. Apartments, houses, garage spaces, holiday apartments, business premises and new residential complexes, by city and Belgrade municipality.
Current prices come from the market reports of Serbia's Republic Geodetic Authority (RGZ). The 2014–2024 apartment archive is calculated from individual contracts in the former public Real Estate Price Register. All data is for information only.
Methodology
How the numbers on this site are made.
- Current prices
- Averages, medians and sale counts from RGZ's quarterly, half-year and annual reports, from 2021. For Belgrade RGZ reports the inner city — 10 cadastral municipalities.
- Method change
- From 2026 RGZ uses the European Union's definition of new build and also publishes the median, so compare across that line with care.
- New complexes
- Price per m² in new residential complexes, from the same RGZ reports.
- Archive: sales
- The number of sale contracts that include at least one apartment.
- Archive: floor area
- Apartments under 17 m² or without a stated area are excluded. If a contract includes several apartments, the area is their total.
- Archive: currency
- All prices are in euro equivalent; prices in other currencies are converted at the rate on the contract date.
- Archive: parking
- A garage space adds +6 m², a parking space +4 m² and a garage room +8 m² to the total area when calculating the price per m².
- Archive: mixed contracts
- Contracts that include other kinds of property besides apartments and garage or parking spaces are left out of the averages.
